When the brand is worth more than the square meter: branded residences arrive on the SC coast

Tonino Lamborghini and Radisson Blu put Balneário Camboriú on the global branded residences map. See why the brand became the most valuable asset in real estate.

Developments signed by luxury labels are redefining what it means to live well, and they are landing hard in Balneário Camboriú. For anyone selling high end, the lesson is blunt: the brand became the asset.

The label became the floor plan

On May 30, Balneário Camboriú delivered the Tonino Lamborghini Residences, the first residential building of the Italian brand completed anywhere in the world [Source: Página 3, June 2026]. It holds 67 apartments in a tower of roughly 170 meters and 53 floors, steps from the Central Beach, with units almost entirely sold out [Source: Página 3, June 2026]. Embraed, the developer behind the project, imported finishes, metals, furniture and decor pieces from Italy to carry the brand's universe into the home.

More than another high end launch, the delivery marks a turning point. The name on the facade now weighs as much as the sea view. The model has a name of its own: branded residences, homes developed in partnership with luxury brands that lend the property identity, design and a standard of service. The label stops being a seal in the advertising and becomes part of the floor plan.

Balneário Camboriú joins the global map

Lamborghini did not arrive alone. A few days after the delivery, Atlantica Hospitality International announced the Radisson Blu Serviced Apartments Balneário Camboriú, in partnership with AS.Ramos. The investment reaches R$ 210 million and marks the debut of the Radisson Blu flag in the luxury residential segment in Brazil [Source: Brasilturis, June 2026]. The project promises concierge, housekeeping, spa, wellness center, coworking and an infinity edge pool, blending the routine of a home with the operation of an international hotel.

The read inside the sector is that the city has joined this route for good. "Developments now incorporate not only architecture and location, but also brand identity, design and the living experience", sums up Tatiana Rosa Cequinel, chair of the board at Embraed [Source: Página 3, June 2026]. Armani, Versace and Lamborghini itself already sign projects in Balneário Camboriú and Praia Brava, placing the Santa Catarina coast inside a movement that until recently was confined to São Paulo, Miami or Dubai.

The trend is global, and Brazil is in it

The phenomenon is not local. The number of branded developments worldwide jumped from 169 in 2011 to 611 in 2026, with a forecast to pass one thousand by 2030 [Source: Knight Frank, The Residence Report 2025/26]. Over the same span, the global luxury market is expected to grow from US$ 1.4 trillion in 2024 to US$ 1.7 trillion in 2030 [Source: Euromonitor International, 2024].

Brazil is no longer a supporting act. São Paulo is already the fifth largest branded residences market in the world, behind only Dubai, South Florida, New York and Phuket, with around 25 projects and brands such as Fasano, Armani, Pininfarina, Rosewood and Faena [Source: Metro Quadrado, 2026]. In the country ranking, Brazil sits in sixth place. And the map keeps drifting south: a study projects a 270% rise in signed residences across Brazil and Mexico, with Pininfarina leading the portfolio and a heavy concentration in Santa Catarina [Source: Gazeta da Semana, 2026].

Itapema, the runner up in Brazilian square meter appreciation according to the FipeZap Index, already appears in the segment's expansion plans. The message is clear: the line of labels is moving south.

Why the brand becomes the most expensive square meter

Here is the point that matters to anyone who builds brands for a living. When architecture, design and service speak the same language, the property gains meaning, and meaning has a price. The buyer of a signed residence is not acquiring just a floor plan. They buy belonging, status and a way of life packaged into an address. Projects from Brazilian brands already record appreciation above 100% compared with similar developments without a signature [Source: Revista Kdea 360, 2026].

The brand works as a competitive barrier that is hard to copy. A rival can match the location and find the sea view, but the identity built over years does not replicate in a single launch. That is why price stops being the first criterion of the conversation: the client wants the symbol and the experience that come with it.

What this teaches anyone selling premium

The branded residences wave is not about Italian labels. It is about what a strong brand does to the value of an asset. Three points hold for any high end development, even without a luxury tag on the facade.

First, the name matters before the construction. A consistent naming and a well built identity sustain the price positioning from the launch onward. Second, the experience has to deliver the promise at every touchpoint, from the sales material to the handover of the keys, because a brand is worth only what the resident feels. Third, consistency is equity: the identity that stays coherent over time is what separates a memorable development from one more building on the shore.

The Santa Catarina coast shows, in concrete and glass, a shift that branding already understood. When the brand enters the floor plan, it stops being a marketing cost and becomes the most valuable square meter in the project.
