Artificial intelligence has stopped being a bet on the future and turned into daily operations across the real estate market. Once the tool is in everyone's hands, what separates those who sell premium from those who merely advertise is the brand behind the technology.
AI Has Gone From Trend to Majority
The figure that marks the turning point came from Morada Summit 2026, an event held in São Paulo in June that gathered more than 300 leaders from the sector. A survey presented there showed that 56.5% of Brazilian real estate companies have already adopted artificial intelligence in some form . The study was conducted by Morada.ai in partnership with BCB Inteligência and the agency Upload, combining the reality of developers, brokerages and construction firms across the country.
The reading is straightforward. We have moved from the point where AI was a differentiator for a few to the point where it is a baseline for almost everyone. And the appetite continues: among companies that already invest, 37.1% plan to increase their spending throughout 2026 . Technology has stopped being a question and become a budget line.

Where AI Already Works in Real Estate
The survey also shows where the machine already is. The areas with the highest penetration are commercial marketing and construction management, each with 31.6% of mentions . In other words, AI entered first exactly at the front that talks to the client and the one that controls the construction site. Among those who do not use it yet, future interest concentrates on credit analysis, design and engineering, and again commercial marketing .
This is not theory. Morada.ai itself, which organized the study, says it has generated more than R$ 15 billion in sales with AI applied to service and lead qualification . When the assistant answers fast, separates the curious from the real buyer and hands a ready contact to the broker, the sales cycle shortens. In the high end, where each deal is worth millions, shortening the cycle is cash in hand.

The Tool Has Become a Commodity
Here is the detail that changes the conversation. The survey listed which tools the sector uses most, and the ranking reveals something important: they are the same ones any competitor can open in a browser.
Morada Summit 2026, June 2026
Claude leads with 22.7% of mentions, followed by ChatGPT (19.9%), Gemini (13.1%) and Copilot (9.1%) . Notice what this means: your company and your competitor's largely use the same set of models. The same AI that writes your ad writes theirs. The same assistant that answers your lead answers theirs. If the tool is the same for everyone, it stops being a competitive advantage and becomes a floor, not a ceiling.
It is the same move the sector already saw with the website, the CRM and social media. At first, having one was a differentiator. Later, having one became mandatory, and the game went back to whoever used it better. With AI, this cycle is happening in months, not years.

In the High End, the Brand Is What AI Cannot Copy
If everyone has the same technology, what remains as a difference? In the premium segment, the answer is the brand. Brazil's luxury real estate market moved R$ 52.2 billion in the capitals in 2025, with 10,607 units sold above R$ 2 million, up 35% over the previous year . That is a great deal of money disputed by a demanding buyer who researches, compares and instantly notices when communication is generic.
And communication is becoming generic precisely because AI has democratized production. When anyone can generate a correct text and a beautiful image in seconds, correct and beautiful stop impressing. The high end buyer of 2026 values the technical sheet less and the lifestyle narrative more, the story the development tells about who lives there . That story does not come ready from a language model. It is born from positioning, from coherent visual identity and from a promise the brand sustains from the ad to the handover of the keys.
This is where AI, instead of a threat, becomes leverage for those with a strong brand. A well built identity gives the machine a repertoire to follow: tone of voice, values, aesthetic references and limits. AI speeds up execution, but direction remains human. Without a brand, AI produces volume without soul. With a brand, it produces scale with consistency.
The Edge Is Not in the Technology, It Is in the Narrative
The 2026 picture is clear: AI has become the majority, the tools have leveled out and content production has become cheap and abundant. In that scenario, winning in the high end is not about having the most advanced AI, because everyone will have that. It is about having the clearest brand, the one thing technology cannot copy from a browser search.
For the developer or brokerage that sells premium, the practical lesson is direct. Use AI to gain speed, but invest what it saves into building the brand: positioning, narrative, identity and experience. Technology puts everyone on the same starting line. The brand decides who crosses first.
