Week Overview: June 15 to 19, 2026

The third week of June 2026 consolidated trends that have been shaping the Brazilian premium real estate market since the start of the year. In Santa Catarina, the northern coast continues to drive luxury and super-luxury launches, while Sao Paulo records a contrasting movement with a decline in medium and high-end launches. Foreign capital maintains buying pressure in Florianopolis and Balneario Camboriu, attracted by the still-favorable exchange-to-quality ratio compared to comparable Latin American markets.

Santa Catarina: Engine of AAA Launches

The Santa Catarina coast has established itself as the national epicenter of the super-luxury segment. Eight of the ten cities with the highest volume of new units above R$ 3 million are in Santa Catarina, concentrated mainly in the Florianopolis, Balneario Camboriu and Porto Belo triangle. A development on the Balneario Camboriu waterfront with 56 units between 77 and 95 m2, with delivery scheduled for this June, commands R$ 18,000 per square meter, above the national segment average. The buyer profile is predominantly from Rio Grande do Sul and Sao Paulo, with growing participation from Argentine and Uruguayan buyers seeking asset protection in Brazilian reais.

Sao Paulo: Slowdown in Mid-High Segment, Resilience in Super Luxury

The Sao Paulo capital showed distinct dynamics depending on the product ticket. The segment between R$ 1.5 and R$ 3 million saw launches decline 5% in Q1, pressured by credit costs and rising CUB (construction cost index). The super-luxury segment above R$ 5 million maintained its pace, with neighborhoods such as Vila Nova Conceicao, Cidade Jardim and Itaim Bibi recording fast absorption of units incorporating wellness amenities by design. This movement reinforces the thesis that higher-ticket buyers are less sensitive to interest rates and more oriented toward quality of life and architectural differentiation.

REITs and IFIX: A Week of Moderate Recovery

The IFIX closed the week at 3,802.63 points, with a 0.67% gain in Thursday's session. The index has accumulated a 1.93% decline in June, but still records a 0.72% gain year-to-date. Paper funds and corporate laje funds led the 2026 gains, with highlights including CACR11 (plus 5.38%), TGAR11 (plus 5.33%), and OUJP11 (plus 4.29%). The scenario reflects a slow transition: the market is beginning to price in a possible rate cut in the second half of the year, which would benefit brick funds that have been under pressure during this high Selic cycle.

Foreign Capital: Argentina and Uruguay Intensify Purchases

Appetite from Argentine and Uruguayan buyers for real estate on the Santa Catarina coast continues to expand. The Brazilian real, still depreciated against the dollar, makes the price per square meter in Balneario Camboriu competitive against Punta del Este and Buenos Aires in terms of delivered quality. Developers report that launches in the above R$ 2 million segment in BC show between 15% and 25% of reservations from Mercosur buyers. This flow acts as a demand cushion, reducing cancellation risk and accelerating VGV (sales value) in the first weeks of launch.
